While on Spring Break, three sisters Brielle, Kelli, and Sam discover that their grandfather has passed away leaving them an abandoned motel overlooking a peaceful lake. Against the protests of their father, the three sisters and a group of close friends head off to explore their inheritance.

However as the group arrives they soon discover that the motel is far from empty as the teens find themselves under attack from horribly disfigured individuals. As their fight for survival begins, a nightmarish experience of brutal torture, murder, incest and necrophilia faces each of the visitors, while below the peaceful lake awaits the return of the motel’s lost son.
